Welcome to April Hill Ranch. These website terms describe the general rules for using our website and communicating with us. Overnight stays, gatherings, and retreats are also subject to the applicable booking confirmation, signed agreement, Reservation Policies, and Cancellation Policy.

1. Website Use
   You agree to use this website lawfully and not to interfere with its security, operation, or availability. Information on this website is provided for general planning purposes and may be updated without notice.
2. Inquiries Are Not Confirmed Bookings
   Submitting an inquiry or requesting dates does not guarantee availability, pricing, or a reservation. A booking is confirmed only after the applicable confirmation steps and payment or agreement requirements have been completed and acknowledged by April Hill Ranch or the booking platform.
3. Accommodations and Events
   April Hill Ranch offers overnight accommodations and may host approved gatherings and team retreats. The specific property, dates, occupancy, included spaces, fees, and permitted activities must be established in your written booking confirmation or event agreement. An overnight booking does not automatically authorize an event or additional visitors.
4. Rates, Payments, and Third-Party Platforms
   Rates, taxes, fees, deposits, payment schedules, and any additional charges are disclosed during the applicable booking process or in a written proposal. Reservations made through Vrbo or another third-party platform are also subject to that platform’s terms. Where terms conflict, the signed agreement and booking-specific terms should be reviewed to determine what applies.
5. Guest Conduct and Property Care
   Guests are expected to respect the property, furnishings, animals, other guests, neighbors, and staff. Any property-specific rules and safety instructions provided before or during a stay or event must be followed. Damage, excessive cleaning, or violations may result in charges or other remedies as provided in the applicable agreement and law.
6. Working Ranch and Safety
   April Hill Ranch is an active working ranch. Outdoor areas, animals, equipment, water features, and uneven ground present inherent risks. Guests must follow posted and communicated safety instructions. Access to animals, working areas, recreational features, and activities is limited to areas and activities expressly authorized by the ranch. Children must be appropriately supervised.

   Text, images, branding, and other materials on this website belong to April Hill Ranch or their respective owners and may not be reused commercially without permission. Links to outside websites are provided for convenience and do not imply responsibility for their content.
8. Availability and Changes
   We strive for accurate information but cannot guarantee that all descriptions, images, availability, or prices are free from error. Any material booking change will be handled under the applicable booking terms and law.
9. Liability and Applicable Law
   Any limitations of liability, indemnification requirements, dispute procedures, or governing-law terms should be stated in a reviewed, enforceable rental or event agreement. Nothing on this page is intended to waive rights that cannot legally be waived.
